Following a NERSA decision, Eskom will implement two separate increases this year:
Direct customers will see an 8.76% increase from 1 April 2026. Municipal bulk customers follow with a 9.01% increase from 1 July 2026.
Key structural changes alongside the rate hike:
The Generation Capacity Charge fixed portion rises from 20% to 30%. Homepower and Homeflex customers will see service and administration fixed charges increase from 33.33% to 66.66% of total charge — phased in progressively.
Looking ahead: A further 8.83% increase is already anticipated for 2027/28, continuing a sustained pattern of above-inflation electricity price growth.

One flag worth noting: the shift toward higher fixed charges is structurally significant. It reduces the benefit of cutting consumption — you pay more regardless of usage.
The core issue:
Fixed charges are being covered across all owners via the levy, while we recover consumption individually.

Discussed the Homeowner Rules during the AGM on 4 Oct 2025 and these topics had our attention.
Pet Safety – Important Reminder.
We all love our pets and want to keep them safe! We kindly request that all owners and guests do not allow pets to roam unattended in the common areas. This helps protect our furry friends from potential hazards and ensures everyone’s comfort and safety.
Please exercise respect for other homeowners and try minimising unnecessary barking as far as possible.
Please ensure that you clean up after your pets.
Guests are to have their pets on a leash within the estate.
They too should be requested to minimise disturbance to other units to the best of their ability.

Parking Guidelines.
While we acknowledge that parking space is limited, we need your cooperation with the following:
Alternative Parking Arrangements.
If you require alternative parking beyond your allocated spaces, please discuss this directly with other unit owners who may be able to assist with available parking. This ensures clear communication and mutual agreement between us.
Speed in the estate is limited 5 km/h, safety is always our first concern.
Please ensure this is shared with guests aswell.
Disruptive noise and behaviour.
We endeavour to maintain a peaceful estate and request that the homeowners exercise respect for other residence and guests, in turn, we ask that you share the guest rules with your visitors and request the same. There should be no outside partying or disruptions after 9pm. We remind you that no trustee is required to put themselves at risk, but we shall attempt to notify the homeowner of the disturbance, there after Fair Brothers Security will be called to restore the peace at the homeowners’ expense and in turn the police shall be involved if required.
Common Property.
The common property remains the property of all homeowners, although the Trustees have certain rights with regards making decisions on the property and allowing for minor changes that are consistent with previous allowances, non-consistent requests will be shared with homeowners and will be voted upon in the normal process of a required minimum quorum and thereafter a majority agreement. We will be sharing a resolution specific to building extensions / alterations.

• Two vehicles maximum in areas with restrictions
• Please be considerate to your neighbours and avoid inconveniencing them
• Whenever possible, please stay off the lawn when parking

Temporary Lawn Parking

Please drive slowly and carefully while on the Paddocks premises. Speeding poses a serious risk to residents, children, and pets.
